Direction to Property:  Approximately 3 miles east of Winfield, KS on Hwy 160 to 131st Road, then, 2 miles north on 131st road to the SW corner of the property.

Bidding:  Property will be sold as total dollars for the entire acreage and not by the acre.  Minimum bidding increment will be $1000 advancements.

Approval of Bids:  Final bid is subject to reserve sales price being met.  Auction Company and Auctioneer reserve the right to reject any bids deemed questionable.

Sale Method:  Property will be sold in one tract consisting of approximately 80 acres.  All bids are open for advancement until the highest bid is achieved and the auction company announces that bidding is closed.  A two minute "soft close" will be utilized so any bid submitted in the final two minutes of the regular auction will cause the auction to be extended for as long as bidding is active.  The bidding will end once there are no bids submitted for two minutes during the "soft close" period.

Earnest Money:  A 10% earnest money deposit will be required from the successful bidder when the bidding concludes and a real estate contract is executed.  Payment may be in the form of a personal check, company check or wired funds.  Funds will be deposited with Security First Title of Winfield, Kansas. 

Closing Agent:  Security First Title of Winfield, Kansas

Contract & Title:  Immediately upon conclusion of the auction, the successful high bidder will enter into a real estate contract via an electronic or faxed copy and will deposit the required earnest money with the closing agent stated above.  Buyer agrees that an electronic or faxed signature is considered as authentic. The cost of title insurance and escrow services will be split equally between buyer and seller at closing.

Financing:  THIS IS A CASH SALE ONLY AND IS NOT SUBJECT TO BUYER FINANCIING.

Possession:  Sale is subject to current tenant leases.  Buyer will receive 1/3 of growing soybean crop and possession of the crop acres after harvest.  There will be some herbicide expense to buyer at closing.  Buyer will receive right of indemnity of crop insurance and will pay that premium at closing.  Possession of hay and pasture acres will be November 1, 2023.

Closing Date:  Anticipated closing date is July 28, 2023 which is subject to change only by agreement of both parties.  The balance of the purchase price will be payable at closing with cashier's check or wired funds at the discretion of Security First Title.
