Bidding: Each bid increment will be a minimum of $10,000 per bid.

Approval of Bids:  Final bid is subject to reserve sales price being met.  Auction Company and Auctioneer reserve the right to reject any bids deemed questionable.

Sale Method:  All bids are open for advancement until the highest bid is achieved and the auction company announces that bidding is closed.  A two minute "soft close" will be utilized so any bid submitted in the final two minutes of the regular auction will cause the auction to be extended for as long as bidding is active.  The bidding will end once there are no bids submitted for two minutes during the "soft close" period.

Earnest Money:  A 10% earnest money deposit will be required from the successful bidder when the bidding concludes and a real estate contract is executed.  Payment may be in the form of a personal check, company check or wired funds.  Funds will be deposited with 

Closing Agent:  Slamal and Swayden of Medicine Lodge, KS or a closing agent of the buyer’s choice.

Contract & Title:  Immediately upon conclusion of the auction, the successful high bidder will enter into a real estate contract via an electronic or faxed copy and will deposit the required earnest money with the closing agent stated above.  Buyer agrees that an electronic or faxed signature is considered as authentic. The cost of title insurance and escrow services will be split equally between buyer and seller at closing.

Financing:  THIS IS A CASH SALE ONLY AND IS NOT SUBJECT TO BUYER FINANCIING.

Possession:  Possession will be upon successful closing.  Buyer will honor current reservation book through December 31, 2024.

Closing Date: June 28, 2024 is the anticipated closing date which is subject to change only by agreement of both parties.  The balance of the purchase price will be payable at closing with cashier's check or wired funds at the discretion of closing agent listed above.
